Measure future supply

An attractive masterplan can still have a large delivery pipeline. Compare the number of competing buildings, the quality of public realm, transport links, retail timing and the depth of the future rental audience.

Where a project sits inside the district can matter as much as the district name itself.

Make the unit specific

Once the area is shortlisted, compare orientation, layout efficiency, parking, service charges, handover date and payment milestones. Good area research becomes useful only when it reaches the exact unit and the buyer's budget.
